Sector 71 sits along Southern Peripheral Road — an 8-lane east-west artery that links Sohna Road, Golf Course Extension Road, and NH-48 across southern Gurugram. The corridor has recorded residential price appreciation of over 125% in the past five years, and the Haryana government has allocated Rs 2,000 crore toward SPR infrastructure upgrades in its 2025-26 budget. Employment anchors such as DLF Corporate Greens, TCS, and American Express already operate nearby, and the proposed Cyber City 2 in Sectors 74A and 75A is expected to add more than 500 corporate offices within reach of Sector 71.
Birla Pravaah occupies a 5.075-acre plot with its address directly on Southern Peripheral Road, offering unobstructed access to NH-48 in one direction and Golf Course Extension Road in the other. IGI Airport is approximately 21 km via NH-48, placing the project within a practical 30-to-40-minute drive. A 12-km signal-free elevated road linking Ghata Chowk to NH-48 is under fresh DPR by GMDA. Once complete it will cut travel times from Sector 71 to the expressway to under ten minutes, with a Rs 755-crore Vatika Chowk flyover forming the first phase.
A proposed 35.2-km metro corridor from Sector 56 to Panchgaon with 28 elevated stations will serve SPR and Vatika Chowk. Pillar construction on adjacent stretches began in late 2025, with Phase 1 completion targeted by 2027.
GMDA has sanctioned widening of a 6-km stretch between Vatika Chowk and Ghata Chowk to eight lanes. Service roads, pavement upgrades, and a master stormwater drain along the same stretch are expected to be completed by June 2026.

The Haryana government has committed Rs 2,000 crore toward SPR infrastructure upgrades in the 2025-26 budget. An eight-lane road widening, an elevated corridor, and a 35-km metro line with stations along SPR are all in active planning or construction, directly compressing travel times from Sector 71.
Birla Pravaah operates on a complete zero-discharge water system — every litre consumed on site is recycled and reused.
