Birla Estates Private Limited is developing Birla Pravaah, a residential apartment project in Sector 71, Gurugram, along the Southern Peripheral Road (SPR) corridor. The project’s Haryana RERA records include a licence issued in May 2025, a registration application submitted in October and a hearing later that month. The project is classified as a Group Housing Colony and spans approximately 20,537.79 square metres. Haryana RERA records 492 residential apartments, 88 EWS units and seven commercial units. The developer describes five main residential towers; the project records also include one EWS tower. Tower series are described as rising to either 35 or 36 floors. The developer states that more than 70% of the site is open space.
Two apartment configurations are featured: 3 BHK homes with 2,000 sq ft saleable area and 3 BHK plus utility homes with 2,450 sq ft saleable area. Birla Estates displays an indicative starting price of ₹3.26 crore. Applicable taxes, stamp duty, registration and other charges are additional, and the price may change. Its public offer includes a “20 x 5 Flexi Payment Plan” and an expression-of-interest amount starting at ₹10 lakh.

They include an outdoor half-Olympic-size pool with an infinity edge, a children’s pool, kids’ play spaces, a gym, yoga and Zumba facilities, a spa and salon, and an indoor badminton court. Other listed features include a cricket practice pitch, half basketball court, skating rink, squash court, activity room, co-working area, multipurpose hall, mini theatre, karaoke room, bakery and beverage lounge. A koi pond and mist plaza are among the landscape features. The project is described by the developer as IGBC Gold pre-certified, with a double-height entrance lobby, balconies and staff quarters with independent access.

Birla Pravaah sits on a 60-metre-wide approach road that the developer describes as built and operational. SPR is approximately 1 km away and NH-48 about 3 km away; Sohna Road and Golf Course Extension Road are also cited as nearby connections. Schools identified in the area include Kunskapsskolan International School, St. Xavier’s High School, DPS International School, Heritage Learning School and The HDFC School. Nearby healthcare names include Cloudnine, CK Birla Hospital, Medanta The Medicity, Fortis Hospital and Max Hospital. Airia Mall is also among the named local destinations.

Project records set projected completion dates of 31 January 2032 for the occupancy certificate and 30 March 2032 for the completion certificate.
