Earlier marketed as BIRLA ESTATES VASHI REDEVELOPMENT and BIRLA ESTATES VASHI (SHIV SAI CHS REDEVELOPMENT).
Birla Estates Vashi is the redevelopment of the Shiv Sai Co-operative Housing Society, undertaken by Birla Estates Private Limited in partnership with an affiliate of the Priyanka Group, a developer established in Navi Mumbai. The project marks Birla Estates' first entry into Navi Mumbai's redevelopment market, carrying an estimated revenue potential of about Rs 2,600 crore across a 3.06 acre parcel in the heart of Vashi. It follows the company's earlier redevelopment initiative in Khar West, Mumbai, extending its presence further across the Mumbai Metropolitan Region.
The residences at Birla Estates Vashi are planned to open up views of the sea, gardens and the surrounding mangroves, an unusual combination for a site this close to Vashi's commercial core. Daily life here is framed by direct access to the Sion-Panvel Highway and proximity to Vashi railway station, with the future Gold Line metro adding a rail link toward both Mumbai's and Navi Mumbai's airports.
Birla Estates builds under its LifeDesigned philosophy, a design approach the company applies across its residential and commercial portfolio in Mumbai, Bengaluru, Pune and the National Capital Region. For a redevelopment project such as this, that philosophy is paired with an emphasis on working closely with the existing housing society, with the company describing its approach to the Shiv Sai community as one centred on transparency and trust. The project is also intended to align with Birla Estates' broader sustainability commitments.
The timing reflects a wider shift in the Mumbai Metropolitan Region, where land in South, Central and prime suburban Mumbai has grown scarce, pushing established developers toward satellite markets such as Navi Mumbai. Vashi, Nerul and Seawoods are seeing renewed demand for larger, better-equipped homes, and Vashi's own decades-old social infrastructure, schools, hospitals, retail and transit gives a redevelopment project here an immediate head start that greenfield land elsewhere cannot offer.
Birla Estates Vashi brings a nationally established developer to one of Navi Mumbai's most recognised addresses, at a moment when the city's second airport and new metro lines are reshaping what connectivity means for this part of the region.

Shiv Sai Co-operative Housing Society, near Sion-Panvel Highway, Navi Mumbai 400703 · Navi Mumbai
Vashi is one of the first nodes planned by CIDCO in Navi Mumbai, and remains among the region's most mature residential and commercial addresses, with sectors laid out for housing, retail, education and healthcare over more than three decades. The Sion-Panvel Highway runs along its edge, and Vashi railway station on the Harbour Line places South Mumbai, Thane and the rest of Navi Mumbai within a single commute. Sector 17 functions as the area's commercial spine, while malls such as Inorbit, Raghuleela and Centre One anchor retail and everyday convenience within the neighbourhood.
The Birla Estates Vashi site sits on the grounds of the Shiv Sai Co-operative Housing Society, close to the Sion-Panvel Highway, placing it within walking distance of Vashi's established schools, hospitals and markets rather than in a still-developing periphery. Its position also lies along the alignment proposed for the Gold Line metro, planned to connect Chhatrapati Shivaji Maharaj International Airport and Navi Mumbai International Airport through Vashi, adding a long-term connectivity dimension to an address that is already among the most accessible in the Mumbai Metropolitan Region.

The sea link connects Sewri in Mumbai to Navi Mumbai, cutting travel time to South Mumbai and feeding directly into the Sion-Panvel Highway corridor that runs past Vashi.
Ongoing widening and greening works along the Sion-Panvel Highway, including a large-scale tree-planting initiative, are aimed at easing congestion and restoring green cover along this key Navi Mumbai artery.
Birla Estates Vashi is developed by Birla Estates, a subsidiary of Aditya Birla Real Estate, carrying forward the Aditya Birla Group's legacy that traces back to 1875, into one of Navi Mumbai's most established neighbourhoods.
The Vashi project is Birla Estates' entry point into Navi Mumbai's redevelopment market, following its earlier redevelopment initiative in Khar West, Mumbai, and expands the company's footprint across the wider MMR.
The project is being undertaken jointly with an affiliate of the Priyanka Group, a developer already established in Navi Mumbai, combining Birla Estates' scale with local market familiarity.
Set on a 3.06 acre parcel on the site of the Shiv Sai Co-operative Housing Society, the project occupies a rare, sizeable redevelopment plot within one of Navi Mumbai's most land-constrained established nodes.
The homes are planned to offer views of the sea, gardens and the surrounding mangroves, an outlook that is uncommon for a site so close to Vashi's commercial centre.
Direct access to the Sion-Panvel Highway and proximity to Vashi railway station are complemented by the proposed Gold Line metro linking both Mumbai's and Navi Mumbai's international airports through Vashi.
