Aditya Birla Real Estate FY26 Annual Report Discloses ₹73,900 Crore Development Pipeline Across 21 Projects and Standalone Net Profit of ₹351.89 Crore

Record Financial Performance and Expansion Roadmap

Aditya Birla Real Estate reported a standalone net profit of ₹351.89 crore for FY 2025-26, with Birla Estates achieving record bookings of ₹8,136 crore. The company filed its audited annual report ahead of the 129th Annual General Meeting, scheduled for July 27, 2026, presenting a comprehensive overview of its residential, commercial, and institutional partnerships.

Development Pipeline and Project Scope

The company's portfolio spans 21 projects across 35 million square feet, with a development pipeline valued at over ₹73,900 crore. This pipeline reflects the scale of residential and commercial projects under development across the company's core markets: Mumbai Metropolitan Region (MMR), Bengaluru, Pune, and NCR.

NCR emerged as the largest contributor at 46% of FY26 booking value, while collection value increased to ₹33,409 million in FY26, up 23% year-on-year. Birla Pravaah in Gurugram generated bookings exceeding ₹1,800 crore within 24 hours of launch, while Birla Arika Phase 2 recorded bookings of over ₹1,600 crore with nearly 97% inventory sold within a month.

Institutional Capital and Strategic Partnerships

The company secured significant institutional backing during the fiscal year. The International Finance Corporation (IFC) invested ₹420 crore into residential projects in Pune and Thane covering approximately 9.5 million square feet. Mitsubishi Estate Co. Ltd. entered a ₹560 crore joint venture with Birla Estates for a premium residential project in Southeast Bengaluru, structured through a 51:49 SPV. Together, these partnerships brought ₹980 crore of institutional capital into the group's real estate platform.

Profitability and Tax Position

On a standalone basis, total income from continuing operations grew 3.7% to ₹516.23 crore from ₹497.60 crore in FY 2024-25. Profit before tax from continuing operations improved significantly to ₹121.38 crore from ₹0.06 crore, driven by improved operating leverage and substantially lower exceptional charges. The reversal of a net deferred tax liability of ₹123.76 crore, following the company's decision to opt for the new tax regime from FY 2026-27, further supported the standalone performance.

Environmental and Governance Milestones

Aditya Birla Real Estate achieved a 53% reduction in Scope 2 emissions year-on-year, while Scope 1 emissions decreased by 5.26%. Renewable electricity accounted for 32% of total electricity consumption, and 100% of the commercial portfolio is powered by renewable energy for own operations. The company installed a 140 kW on-site solar plant at Birla Centurion.

The company reported a workforce of over 6,800 employees and workers, with women holding 37.50% of board positions. The company maintained zero complaints regarding data breaches and recorded no fines related to corruption or conflict of interest.

Commercial Portfolio Performance

The commercial portfolio comprising Birla Aurora and Birla Centurion maintained 100% occupancy throughout the year, generating combined gross lease rentals of ₹1,385 million, a 5% increase over the prior year.

Shareholder Returns and Board Changes

Shareholders will consider the declaration of a dividend of ₹2.50 per equity share of face value ₹10 each (25%), subject to applicable tax. This compares to a dividend of ₹2.00 per share (20%) paid in the previous year. The aggregate dividend outflow will absorb ₹27.92 crore.

The AGM will cover the appointment of M/s. Singhi & Co. as statutory auditor for five years at ₹55 lacs per annum, and reappointment of Mr. Kumar Mangalam Birla.
