International Finance Corporation Invests ₹420 Crore in Birla Estates' Pune and Thane Residential Projects
IFC Backs Birla Estates' ₹420 Crore Residential Expansion in Pune and Thane
Birla Estates Private Limited, the wholly owned subsidiary of Aditya Birla Real Estate Limited, has signed agreements for an investment from the International Finance Corporation (IFC), a World Bank Group member. The IFC invested ₹420 crores into residential projects in Pune and Thane covering approximately 9.5 million sq. ft. during FY 2025-26.
The investment, amounting to approximately USD 50 million (₹420 crore), marks a strategic partnership focused on sustainable and high-quality real estate development in India. The projects will be developed through two Special Purpose Vehicles (SPVs) wholly owned and managed by Birla Estates, with IFC investing directly into these entities.
Project Allocation and Scale
The IFC funding will be allocated across two flagship projects: Manjri, Pune will receive ₹148 crore for a project spanning approximately 3.13 million sq. ft of saleable area, while Thane, Maharashtra will receive ₹272 crore directed towards a development including around 6.43 million sq. ft.
The Manjri project, located on the south-eastern outskirts of Pune, is set to offer a saleable area of approximately 3.1 million square feet. The Thane project, developed on a plot acquired from group company Hindalco Industries, boasts a potential saleable area of 6.4 million square feet.
Strategic Significance: IFC's Commitment to Indian Housing

India continues to be IFC's largest investment destination globally, with a portfolio of about Rs. 96,800 crore (US$ 10.3 billion) covering equity and debt investments across multiple sectors. This investment in Birla Estates reflects IFC's broader strategic focus on sustainable urban development in emerging markets.
Birla Estates' Market Position and Growth
Birla Estates, the Company's wholly owned subsidiary, delivered its highest-ever annual booking value and collections during FY 2025-26. During the year, eight projects/phases were launched across NCR, MMR, Pune, and Bengaluru. Birla Pravaah in Gurugram generated bookings exceeding ₹1,800 Crores within 24 hours of launch, while Birla Arika Phase 2 recorded bookings of over ₹1,600 Crores with nearly 97% inventory sold within a month.
Birla Estates, a leading Property Development firm established in 2016, is 10 years old now. Since its founding in 2016, the Company has provided homes to over 3,100 families and developed nearly 30 million square feet of space, with an additional 9.3 million square feet currently under construction.
Broader Institutional Capital Inflow
During FY 2025-26, the Company formalised two significant institutional partnerships. The International Finance Corporation (IFC) invested ₹420 Crores into residential projects in Pune and Thane covering approximately 9.5 million sq. ft. Mitsubishi Estate Co. Ltd. entered a ₹560 Crores joint venture with Birla Estates for a premium residential project in Southeast Bengaluru, structured through a 51:49 SPV. Together, these partnerships brought ₹980 Crores of institutional capital into the Group's real estate platform.
Market Context: Thane and East Pune Growth Corridors
Both locations underscore Birla Estates' focus on India's high-growth residential micro-markets. East Pune Property investment covering areas like Kharadi, Wagholi, Hadapsar, Manjri, Phursungi, and Mundhwa has emerged as one of the fastest-growing real estate corridors in Maharashtra. The EON IT Park in Kharadi and the broader Kharadi-Wagholi belt are home to thousands of working professionals, driving consistent rental demand. Infrastructure growth—The Pune Ring Road, Metro Phase 2 extensions, and improved connectivity to the Pune-Solapur Highway have dramatically increased accessibility.
Wagholi, Bhugaon, Kiwale and parts of Manjari are likely to see meaningful re-rating as the Ring Road and supporting connectivity get fully delivered. Buyers entering these markets in 2026 are buying ahead of that re-rating, not after it.
