Birla Estates plans premium Hinjewadi homes and retail through a joint development deal

Birla Estates has announced a new development in Hinjewadi, Pune, to be undertaken through a Joint Development Agreement (JDA). The announcement was made on 23 October 2026 in a regulatory filing to the National Stock Exchange of India by Birla Estates Pvt. Ltd., a wholly owned subsidiary of Aditya Birla Real Estate Ltd.

The project is expected to generate revenue potential of approximately ₹1,650 crore, making it a sizeable addition to the company's development pipeline in Pune. The land parcel covers 5.62 acres, or about 22,737.27 sq m, and the total saleable area is approximately 1.25 million sq ft. For prospective buyers in the western corridor of the city, the development signals a new premium residential option in one of Pune's most active housing markets.

Project details and product mix

The development will comprise premium residential homes along with a retail component. Company leadership has described the intent as creating a premium, thoughtfully planned community with an integrated retail offering, designed to serve residents with shopping and everyday conveniences within the community itself.

The project has been conceived with the IGBC Gold green building certification in mind at the concept design stage, reflecting the company's focus on sustainable construction in its new residential developments.

The location

Hinjewadi is one of Pune's most established IT and employment hubs, anchored by a large campus base of technology companies including Infosys, Wipro and Tata Technologies. The site is near Rajiv Gandhi InfoTech Park, placing it within easy reach of a large professional workforce.

Road connectivity is strong, with the area served by the Mumbai-Pune Expressway and the Mumbai-Bengaluru Highway. The upcoming Hinjewadi-Shivajinagar Metro is expected to further strengthen links to central Pune. A Metro station is located about 500 metres from the site, and the Grand Highstreet Mall is around 200 metres away, with leading schools and healthcare facilities nearby.

The region's expanding employment base, ongoing infrastructure development and rising demand for organised housing have made Hinjewadi an important location for large developers.
