Birla Estates Eyes ₹10,000–15,000 Crore Business Development in FY27; Plans ₹9,600 Crore Launches in H2FY27

Birla Estates Maps Aggressive FY27 Growth With ₹10,000–15,000 Crore Portfolio Addition

Birla Estates, a wholly owned subsidiary of Aditya Birla Real Estate (ABRE), is aiming to add projects with a gross development value (GDV) of Rs 10,000-15,000 crore to its portfolio in the fiscal year 2027 (FY27), managing director and chief executive officer KT Jithendran said.

Portfolio Scope and Financial Position

As of FY26, the company's portfolio GDV stood at Rs 73,900 crore. Over the last six months, starting from March, the company has added redevelopment projects in MMR worth about Rs 4,300 crore to its portfolio.

The company's net debt is now effectively nil after ABRE sold its pulp & paper business to ITC, which fetched roughly Rs 3,498 crore. This financial position provides capacity for acquisitions and project execution. The company will fund the capex required to execute its planned projects from its equity base.

H2FY27 Launch Calendar

The company is planning to launch residential projects with a GDV of Rs 9,600 crore in the second half of FY27 (H2FY27). It will launch projects in Pune, the Mumbai metropolitan region (MMR), and the National Capital Region (NCR) across the third and fourth quarters of FY27.

The pipeline comprises flagship developments across the company's core markets. The launch pipeline for FY27 of ₹ 9596 crore comprises Niyaara Tower C, Worli (₹ 4868 crore GDV in Q2FY27/Q3FY27), Taranya, Thane (₹ 1375 crore in Q3FY27), Khar redevelopment (₹ 1631 crore in Q4FY27), Navya, NCR (₹ 710 crore in Q3FY27), Punya, Pune (₹ 583 crore in Q3FY27) and Evam, Pune (₹ 429 crore in Q4FY27).

Birla Estates plans to launch the next phases of its Birla Punya and Birla Evam projects in the city during the fourth quarter of FY27, with a combined GDV of about ₹1,012 crore.

Strategic Focus on Core Markets

Pune is one of the company's four core markets, alongside MMR, Bengaluru and NCR. Pune is a particular focus for the developer. In Pune, the company operates through multiple projects with varying price points. The company has the International Finance Corporation (IFC) as a co-investor in Birla Evam, where it is selling residences at Rs 10,500 per square foot of carpet area. At Birla Punya, the company is currently selling homes at around Rs 20,000 per square foot of carpet area.

Timing Rationale and Market Dynamics

The company attempts to have two launches every quarter. However, launches across the industry are largely skewed towards Q3 and Q4 because of the festive and auspicious period, while approvals also tend to get stacked up in the last two quarters.

The company has not launched any new projects so far. It reported bookings of Rs 329 crore in Q1FY27.

Broader Growth Trajectory

Birla Estates' bookings have grown at a compound annual growth rate (CAGR) of 67 per cent between FY21 and FY26. The company is targeting annual bookings of ₹15,000 crore over the next three financial years.

The company entered real estate in 2016 under the Birla Estates brand and has since built a diversified portfolio across MMR, Bengaluru, NCR, and Pune.
