Birla Estates in talks for 10-acre central Noida land parcel from Shipra Group

Published

Birla Estates, the real estate arm of Aditya Birla Real Estate Ltd, is reportedly in advanced talks to acquire a 10-acre land parcel in central Noida from the Shipra Group. The reported value of the land is about Rs 1,000 crore. The story was reported on 20 October 2026, and several publications carried the same figures in the same window.

The parcel is intended for a premium residential development. Birla Estates declined to comment on the proposed acquisition, and the Shipra Group did not respond to queries. The figure of Rs 1,000 crore refers to the land cost alone, not to the value of any future project, and no unit count, saleable area or project value has been reported.

Key details of the proposed deal

The seller is the Shipra Group, identified as the current owner of the Noida parcel.

The reports say the final structure and timeline will depend on the agreement itself, regulatory approvals, valuation, due diligence and payment terms. The information so far comes from people familiar with the discussions, and no named official has spoken on the Noida transaction.

  • Land area: about 10 acres in central Noida
  • Reported land value: about Rs 1,000 crore
  • Intended use: premium residential development
  • Stage: advanced discussions

Location and market context

Noida continues to draw developers and homebuyers because of its links to Delhi, its expressways and metro connectivity, and its steady growth in commercial activity and social infrastructure. Pricing in Noida remains competitive with parts of Gurugram, which supports demand for mid-premium and luxury homes.

Demand for larger apartments, branded developments and premium housing has pushed established developers to secure well-located land across Noida, Greater Noida and Gurugram. Reports note that the parcel lies near projects by two established developers. For a developer, direct ownership of a central Noida site allows greater control over project planning, product positioning and long-term execution, rather than assembling smaller plots over time.

The developer's footprint

Century Textiles entered the real estate business in 2016 through its wholly owned subsidiary Birla Estates. The portfolio spans residential, commercial and mixed-use properties across several cities. In the Delhi NCR region, Aditya Birla Real Estate has ongoing projects valued at about Rs 8,700 crore, of which about Rs 8,258 crore has already been sold, according to a brokerage research note. The same note points to a project pipeline of about Rs 3,100 crore in the region.

Birla Estates has been active in the wider National Capital Region. Its recent activity includes a co-development in Greater Noida with the Sikka Group on a 5-acre parcel, which is expected to carry a gross development value of nearly Rs 1,600 crore. The company also has a Sector 31 land tract in Gurugram with a development potential of 2.4 million square feet, and a 5-acre luxury residential site in Sector 71, Gurugram.

Beyond the NCR, Birla Estates has projects in Pune, including Birla Punya in Sangamwadi, which it launched as its first project in the city, and a 16.5-acre parcel at Manjri for a housing project with estimated revenue potential of Rs 2,500 crore.

Analyst view and what comes next

A brokerage analysis estimates that the Noida project could add about Rs 6,000 crore to the parent company's gross development value on a conservative basis, and expects business development activity to pick up after the signing of the Noida project. That figure is the brokerage's own estimate. Large land purchases also require significant upfront capital, which can affect the liquidity and debt profile of the parent company.

No dated next step has been announced. The deal would move forward through a formal agreement, regulatory approvals and agreed payment terms. Investors and industry watchers will be looking for confirmation of the transaction and of the funding source behind it. For prospective buyers, the timing of any launch, pricing and product details will become clear only once the land transaction is finalised and the project is announced.
