Birla Estates — the real estate subsidiary of Aditya Birla Real Estate Limited, itself a successor to Century Textiles and Industries Limited — was founded in 2016 and has quickly emerged as one of the notable real estate developers in India. Its projects are backed by the Aditya Birla Group, a business conglomerate with over 125 years of experience. Before its entry into Greater Noida West, Birla Estates had been expanding its presence in Mumbai, Bangalore, and the NCR, primarily through Gurugram. The move into Sector 10, Greater Noida West marks a deliberate step eastward within the NCR — and it came through a distinctive, authority-endorsed route.
Birla Estates' presence in Sector 10 is rooted in a formal regulatory process, not a greenfield land acquisition. The Sector 10 land parcel, measuring nearly 20,000 sq. m., was allotted to Nobal Buildtech in 2015. Despite a seven-year delivery target, the project never moved beyond planning. Introduced in 2023, GNIDA's Co-Developer Policy became one of the tools to revive stuck projects, allowing a strong, credible developer to step in under strict regulatory oversight.
Birla Estates, in partnership with Nobal Buildtech, sought co-developer status for the project. After evaluating Birla's balance sheet, execution history, and proposed development strategy, GNIDA approved Birla Estates to take charge of the project's design, construction, sales, and execution. The outstanding dues owed to the authority stood at roughly ₹78 crore as of December 2023. In October 2025 the authority issued a recovery certificate worth roughly ₹120 crore; subsequently the authority agreed to let Birla Estates become co-developer as long as 25% of the recalculated dues was paid within one month.
In parallel, Birla Estates, a wholly owned subsidiary of Aditya Birla Real Estate Limited, tied up with NCR-based developer Sikka Group to develop a housing project worth ₹1,600 crore in Greater Noida. That project will come up on a 5-acre land parcel owned by the Sikka Group, with Birla Estates joining as co-developer and investing ₹500 crore. Together, these two co-development agreements signal that Birla Estates' entry into Greater Noida West is considered and multi-front, not a one-off land bet.
This marks one of Greater Noida's most prominent brand-led rescues in recent years. Birla Estates' co-developer approval sets a powerful precedent for how stalled projects can be rescued through policy, accountability, and strong brand participation.
The residential project taking shape under Birla Estates in Sector 10, Greater Noida West is known as Birla Noida Extension. The project offers 2 BHK and 3 BHK apartments within a secure gated community. The company's philosophy, LIFEDESIGNED, focuses on functionality, durability, and sustained aesthetic quality — a philosophy that governs how Birla Estates approaches unit planning, open-space allocation, and amenity programming across all its developments.

The project also emphasises sustainability through green landscapes, energy-efficient systems, and eco-friendly design practices.
Because this project reaches buyers through GNIDA's co-developer framework, Birla will submit a completely revised master plan, including new layouts, architecture, pricing strategy, amenities, and brand positioning. Buyers should track official RERA filings and Birla Estates' formal launch announcements for final unit configurations and pricing.
Sector 10 is not Birla Estates' first address in the National Capital Region. Birla Arnaa in Gurugram is a premium project with mid-rise buildings and gardens on podium levels, located in Sector 63A along Golf Course Extension Road. Birla Navya, also in Sector 63A, Gurugram, is the first IGBC Gold pre-certified green township in that city, developed in partnership with Avarna Projects. Birla Arika, in Sector 31 Gurugram, offers homes with prices starting at ₹9.49 crore. In Delhi, Birla Kamla Nagar delivers 2, 3, and 4 BHK residences in North Delhi.
Outside the NCR, the portfolio spans Bangalore and Mumbai. Birla Trimaya in Devanahalli is a 50-acre township with smartly planned apartments conveniently located near Kempegowda International Airport. Birla Evara on Sarjapur Road is a 25-acre development with over 80% open space, offering 1, 2, 3, and 4 BHK Vaastu-compliant apartments. As of mid-2025, average residential apartment prices in Noida Extension ranged between ₹4,000 and ₹7,500 per sq. ft. The luxury segment in Noida Extension is on the rise, with premium projects pricing at ₹7,000–₹10,000 per sq. ft. Given Birla Estates' track record in Gurugram — where Birla Arika is positioned above ₹9 crore — its Sector 10 offering is expected to occupy the upper band of the local price curve once final configurations are announced.
Property rates in Noida Extension are expected to rise by 10–15%, driven by increasing demand for affordable flats, improved metro connectivity, and expanding infrastructure. Once the metro extension becomes operational, analysts estimate an additional 10–15% appreciation in most residential projects nearby. The addition of a Tier-1 developer brand at Sector 10 itself sharpens buyer confidence in a micro-market that has historically been associated with mid-segment and recovery-stage inventory.
