Birla Estates is the real estate arm of the Aditya Birla Group, operated through Century Textiles and Industries Limited. Birla Estates was established in 2016 as the real estate venture of the Aditya Birla Group, focusing on premium residential and commercial properties in Mumbai, Bengaluru, and the National Capital Region. Its Devanahalli project, Birla Trimaya, was not a solo land purchase but a joint venture: Birla Estates partnered with M S Ramaiah Realty to develop a 52-acre integrated township in Devanahalli, with an estimated revenue potential of Rs 3,000 crore. That partnership structure explains the scale of the development relative to a typical single-developer launch in the corridor.
Birla Trimaya is one of a small set of projects through which the group established itself in Bengaluru. In Bangalore, the company has undertaken four notable projects: Birla Ojasvi, Birla Alokya Whitefield, Birla Tisya Rajajinagar, and Birla Trimaya Devanahalli. Of these, Trimaya is the developer's only Devanahalli address and its largest residential land parcel in North Bangalore.
Phase 1 of Birla Trimaya, marketed as The Hill, was the project that introduced the Birla Estates name to Devanahalli buyers. Since its official launch on September 22, 2023, Phase 1, comprising 550 premium apartments, was fully booked within three days, generating INR 500 crore in bookings, with Birla Estates targeting an overall revenue of approximately INR 3,000 crore from the entire project. The phase is registered with Karnataka RERA under registration number PRM/KA/RERA/1250/303/PR/300823/006200, and configurations span 544 elegantly crafted 1 BHK, 2 BHK, and 3 BHK apartments along with 12 exclusive duplex residences.
The wider Trimaya township, developed across multiple phases on the same 52-acre parcel, was designed by an internationally recognised architecture practice. The project is designed by internationally acclaimed architect Broadway Malyan. Across the full township, Birla Estates has planned for scale well beyond Phase 1: the development offers 1, 2 and 3 BHK apartments across 2,600 units with amenities, with later phases adding duplex homes and row houses as land parcels are released for construction.
Birla Trimaya sits on Shettigere Road, on the approach to Kempegowda International Airport. The address is Akalenahalli-Mallenahalli Village, Kasaba Hobli, Devanahalli Taluk, roughly 3 km from Kempegowda International Airport, in BK Halli on Shettigere Road. The site's connectivity credentials go beyond the airport alone: the project is about 2.3 km from NH-44, and the upcoming Airport Metro station is roughly 2.5 km away. For a developer betting on a single large land parcel this far north, transit-linked accessibility was a precondition rather than an afterthought, since the value of a township this size depends on residents being able to reach both the airport economy and the older IT corridors around Hebbal and Manyata Tech Park without a long detour.
That corridor logic is borne out by what has built up around the site since launch. Godrej Properties entered the corridor in 2025 with Godrej MSR City, bringing the total number of branded developer projects in Devanahalli to eight, cumulatively offering over 25,000 units across roughly 450 acres. Employment growth nearby has been driven by aerospace manufacturing rather than IT alone: the KIADB Aerospace Park now houses facilities for Boeing, Airbus, Dassault, and DRDO, employing approximately 50,000 professionals within a 10 km radius of the airport. For Birla Estates, this employment base is a direct catchment for Trimaya's smaller-format apartments as much as it is a driver of land values.
Devanahalli's transition from an airport-adjacent town to a branded-developer corridor happened relatively recently. The residential boom started only in 2018, when the first wave of branded developers — Prestige, Brigade, and Tata — launched large township projects in the belt; before that, the micro-market was dominated by plotted developments and individual villas priced at Rs 2,500-3,500 per sq ft, with zero high-rise apartment supply from nationally recognized developers. Birla Estates entered five years into that shift, at a point where the corridor already had proven demand but was still priced well below mature North Bangalore markets.
Price movement since has been steep. The average residential price in Devanahalli moved from Rs 5,500 per sq ft in Q1 2020 to Rs 11,000-13,000 per sq ft in Q1 2026, a CAGR of roughly 13.5%, outpacing Whitefield, Sarjapur Road, and Electronic City over the same period. Within that range, Trimaya sits at the upper end of the local pricing band: Birla Trimaya, alongside Lodha Sadahalli and Tata Carnatica, occupies the premium tier that other Devanahalli launches are benchmarked against. Infrastructure delivery is the variable most cited to sustain this trajectory, with the Kempegowda International Airport Terminal 2 expansion adding 25 million passengers of capacity by 2028, the Doddajala Metro station on the airport metro line roughly 2.4 km from major townships, and KIADB Aerospace Park Phase 2 adding 30,000 jobs by 2027 cited as the three catalysts driving continued demand.
Trimaya is not an isolated bet for the developer. Elsewhere in the city, Birla Estates has built a portfolio spanning different product types and price points: Birla Ojasvi in Raja Rajeshwari Nagar is a premium gated community with 2, 3, and 4 BHK apartments and row houses near NICE Road and the Mysore Road junction, Birla Alokya in Whitefield offers duplex villas with private gardens, designed with inspiration from old Bengaluru charm integrated with a tech-driven lifestyle, and Birla Evara on Sarjapur Road is a 25-acre development with over 80% open space, offering 1, 2, 3, and 4 BHK Vaastu-compliant apartments. Set against this spread, Trimaya in Devanahalli is the developer's clearest wager on North Bangalore's airport economy specifically, distinct from the IT-corridor logic behind its East and South-West Bangalore projects.
At a group level, the scale backing these launches has grown quickly. Aditya Birla Real Estate reported a booking value of Rs 8,000 crore for FY 2024-25, driven primarily by projects in Gurugram and Bengaluru, with 77% annual growth from FY2020 to FY2025. That growth rate is relevant context for a Devanahalli buyer: it indicates a developer scaling up construction and delivery capacity in step with its Bengaluru bookings, rather than a single-project entity dependent on one launch's cash flows.
