Birla Estates' arrival in Greater Noida is not a speculative land bet. It is a calculated, policy-backed move by a developer that spent its first years building a track record in Bengaluru, Mumbai, and Gurugram before crossing into eastern NCR. With over 125 years of group legacy, Aditya Birla Real Estate Limited forayed into real estate in 2016 through Birla Estates Private Limited, a premium player in the residential and commercial segment with a fast-expanding presence in MMR, NCR, Bengaluru, and Pune. Since its founding, the company has provided homes to over 3,100 families and developed nearly 30 million square feet of space, with an additional 9.3 million square feet currently under construction.
Birla Estates recorded a 77% compound annual growth rate from FY20 to FY25, and in FY25 alone the company reported a total consolidated gross development value of ₹70,000 crore and a booking value of ₹8,087 crore. That scale matters in the context of Greater Noida: a developer committing to a distressed or pre-launch market here is not a first-time entrant taking a punt — it is an institution with the balance sheet to see long-horizon projects through.
For nearly ten years, Greater Noida battled the burden of long-stalled residential developments that left homebuyers waiting. In a significant step toward resolving this, the Greater Noida Industrial Development Authority (GNIDA) issued in-principle approval to Birla Estates to take over one of Sector 10's dormant projects as a co-developer. The Sector 10 land parcel, measuring nearly 20,000 sq. m., was originally allotted to Nobal Buildtech in 2015, but despite a seven-year delivery target, the project never moved beyond planning.
The project is a group housing scheme on a 5-acre land parcel in Sector 10, Greater Noida West, with Birla Estates investing approximately ₹500 crore as co-developer. Separately, Birla Estates tied up with NCR-based developer Sikka Group to develop a housing project worth ₹1,600 crore in Greater Noida, further signalling the depth of commitment to this market. After evaluating Birla's balance sheet, execution history, and proposed development strategy, GNIDA authorised the company to take charge of design, construction, sales, and execution — marking one of Greater Noida's most prominent brand-led rescues in recent years.
Birla Noida Extension is a residential project by Birla Estates located in Sector 10, Greater Noida West. It presents 3 and 4 BHK ultra-luxury residences and carries UP RERA registration (number forthcoming at launch). The project sits within the co-development framework approved by GNIDA and is being brought to market under Birla Estates' full design and execution authority.
The design incorporates rainwater harvesting systems, solar lighting in common areas, organic waste converters, water-saving fixtures, and wide green landscapes. Residents can expect a grand clubhouse, swimming pool, gymnasium, landscaped gardens, jogging tracks, yoga and meditation zones, indoor sports facilities, children's play areas, and multipurpose community spaces.
Birla will submit a completely revised master plan, including new layouts, architecture, pricing strategy, amenities, and brand positioning. After dues clearance and RERA approvals, the project is expected to enter a soft-launch stage. Pricing has not been publicly announced; pricing will be aligned with current market rates rather than legacy 2015-era valuations.
Birla Estates' vision is to deliver LifeDesigned home and office spaces, transforming the perception of the Indian real estate sector by creating value and delivering an exceptional experience for every stakeholder. In practice, at Noida Extension, that philosophy translates to a low-density layout with a car-free internal circulation zone, walkable paths and a car-free atmosphere within the internal areas, and a material specification that the developer has previously applied to Bengaluru and Gurugram projects at premium price points.
In Gurugram — Birla Estates' most active NCR market to date — the playbook is instructive. Birla Navya in Sector 63A became Gurugram's first IGBC Gold pre-certified green township. Birla Arika in Sector 31, Gurugram, was the company's highest-ever launch, with bookings topping ₹3,150 crore. The entry into Greater Noida West with a comparable design vocabulary — but at the more accessible price points that this micro-market commands — positions Birla Noida Extension distinctly within the local competitive set.
Sector 10, Greater Noida West (Noida Extension) is a fast-developing residential and commercial hub in Gautam Buddha Nagar, Uttar Pradesh, positioned strategically along the Noida–Greater Noida corridor and backed by significant infrastructure growth, metro expansion, and proximity to key economic hubs like Knowledge Park V and Jewar Airport.
On road connectivity, Sectors 10 enjoys seamless links to Delhi, Noida, Ghaziabad, and Greater Noida through the FNG Expressway, NH-24, and the Noida–Greater Noida Expressway. A dedicated metro extension — the Aqua Line from Sector 51 to Knowledge Park V — includes a Sector 10 station, and this corridor has received renewed momentum in the 2026 Union Budget, with physical construction on the Sector 10 station ongoing as a high-priority project to decongest Gaur Chowk and the 130m Link Road.
On the employment side, Knowledge Park V has an allocation of approximately 440 plots for IT, education, and sports facilities that will drive job creation in the vicinity. The proximity to IT parks like SEZs, Knowledge Park V, and upcoming data centres attracts working professionals and tenants.
For daily social infrastructure, Ryan International School, Lotus Valley, Delhi Public School, and various engineering and management colleges are located close to the area. Yatharth Super Specialty Hospital (approximately 10 km) and Numed Super Specialty Hospital (approximately 4 km) are the key medical hubs. Gaur City Mall, DLF Mall of India, and the retail street of Sector 18 serve leisure and retail needs.
Between Q1 2020 and Q1 2025, average prices of property in Greater Noida surged by approximately 98%, rising from ₹3,340 to ₹6,600 per sq. ft. Within Greater Noida West specifically, Sector 10's average property price per sq. ft. for apartments appreciated 15.1% in the last one year. As of mid-2025, the average property price in Noida Extension ranges between ₹4,000 and ₹7,500 per sq. ft. for residential apartments. The luxury segment, where Birla Noida Extension positions itself, sits at the upper end of that band — the luxury segment in Noida Extension is on the rise, with projects offering prices from ₹7,000 to ₹10,000 per sq. ft.
Greater Noida West has emerged as a leader in price appreciation, with circle rates for flats rising from ₹28,000 per sq. m. to over ₹36,000 per sq. m. in 2025. Analysts project annual appreciation of 10–15% over the next three years, supported by the metro extension, the Jewar Airport effect, and the entry of institutionally backed developers — of which Birla Estates is now the most prominent example in Sector 10.
Birla Estates' route into Greater Noida is structurally different from a greenfield launch. GNIDA's Co-Developer Policy, introduced in 2023, allows a strong, credible developer to step in under strict regulatory oversight. This partnership is facilitated by the Greater Noida Authority's legacy real estate revival policy, which offers interest waivers and staggered payment options to developers, provided financially sound partners like Birla Estates step in to complete construction and clear outstanding dues.
For a buyer, this structure carries a specific set of assurances. Birla Estates brings institutional professionalism, assured timelines, and transparent governance — all of which significantly improve the chances of project completion. The regulatory framework under which Birla operates here imposes strict deadlines, dues payments, and project monitoring with non-compliance penalties — accountability mechanisms that were absent from the original developer's arrangement. For Birla Estates, the tie-up aligns with their stated strategy of partnering with land-owning developers in markets where regulatory support is enabling revival.
Greater Noida represents Birla Estates' eastward extension of a National Capital Region strategy that began in Gurugram. Birla Arnaa in Sector 63A, Gurugram, is a premium project with mid-rise buildings and gardens at podium level along Golf Course Extension Road. Birla Arika in Sector 31, Gurugram, offers homes with prices starting at ₹9.49 crore. In July 2024, the company also acquired 5 acres in Sector 71, Gurugram, partnering with Barmalt India for another luxury project.
The move to Sector 10, Greater Noida West is the developer's first foothold east of the Yamuna in NCR, and it comes at a point when the micro-market is transitioning from mid-segment dominance to a more segmented, brand-conscious landscape. High demand in key NCR markets, where new project launches by Birla have achieved high absorption rates, gives the developer proven momentum to bring into this newer geography. The company has confirmed plans to launch 8 projects across its key markets in Mumbai, Bengaluru, Pune, and NCR by FY2026, and the Greater Noida presence is part of that pipeline.
