Birla Estates Signs Development Agreement and Commences Demolition at Khar West Redevelopment Project

Development Agreement Signed, Demolition Commenced

Aditya Birla Real Estate's development agreement for its maiden Khar West redevelopment project has been signed and the demolition process has commenced, the company disclosed during its Q4 FY26 earnings call in early May 2026.

The company is pursuing a pipeline of approximately ₹60,000 crores in GDV, with the Khar redevelopment project presenting a GDV potential of ₹1,700 crores. This marks a concrete progression of the project timeline from its March announcement into active site mobilisation.

Project Scope and Location

Birla Estates will redevelop Anmol Co-operative Housing Society and Bhartiya Bhavan Co-operative Housing Society in Khar West through a joint venture arrangement with Parinee Real Estate Builders. The joint venture spans 1.3 acres and offers 2.9 lakh sq.ft of saleable area.

Khar West is positioned as one of Mumbai's most sought-after residential micro-markets in the Western Suburbs, offering excellent connectivity to key infrastructure and amenities. The site offers proximity to the planned Khar Metro Station (0.6 km), Khar Railway Station (1.3 km), and Mumbai International Airport (8.5 km).

Market Context

In 2025, Khar West recorded 142 new sale transactions with a gross sales value of ₹773 crore. As of Q4 2025, the average property rate in the area stood at ₹56,663 per square foot, up from ₹48,696 per square foot in the same quarter last year.

Redevelopment remains central to Mumbai's real estate landscape, given the city's limited land availability and sustained demand for quality housing. In a supply-constrained city like Mumbai, redevelopment is key to unlocking land potential and enabling modern living environments, according to management commentary disclosed during the earnings presentation.

Developer Background

Birla Estates Private Limited is a wholly owned subsidiary of Aditya Birla Real Estate Limited. The company maintains an established footprint in Mumbai through premium developments and a commercial portfolio including two grade-A commercial buildings in Worli with approximately 6 lakh square feet of leasable area.
