Entry Into Navi Mumbai Market

Birla Estates, a wholly owned subsidiary of Aditya Birla Real Estate, has entered the Navi Mumbai market with the redevelopment of Shiv Sai Co-operative Housing Society in Vashi. The project, being undertaken jointly with an affiliate of Priyanka Group, has an estimated revenue potential of Rs 2,600 crore.

This marks a new micro-market, adding Navi Mumbai to Birla Estates' existing development footprint in the Mumbai Metropolitan Region. Birla Estates, established in 2016 as the real estate venture of the Aditya Birla Group, focuses on developing premium residential and commercial properties in major Indian cities, including Mumbai, Bengaluru, and the National Capital Region.

Project Scope and Specifications

The development spans 3.06 acres, or approximately 12,382 sq m, and will comprise premium and luxury residences. The residences are planned to offer views of the sea, gardens and surrounding mangroves.

Location and Connectivity

Located in Vashi, the project offers connectivity to the Sion-Panvel Highway and Vashi railway station. Connectivity is also expected to improve with the proposed Gold Line metro, which is planned to link Chhatrapati Shivaji Maharaj International Airport and Navi Mumbai International Airport through Vashi.

Vashi's strategic position within Navi Mumbai places it at the confluence of major transport networks. The area is positioned to benefit from evolving infrastructure across the Mumbai Metropolitan Region, with the upcoming airport and metro expansion strengthening its appeal as a residential destination.

Development Approach

The company said the development will follow its broader sustainability approach. The redevelopment model involves partnership with established local expertise, ensuring alignment with community expectations and existing resident stakeholder interests.
