Project Scope and Joint Venture Structure

The company will redevelop Anmol Co-operative Housing Society and Bhartiya Bhavan Co-operative Housing Society in Khar West through a joint venture arrangement with Parinee Real Estate Builders. The joint venture will redevelop two housing societies across 1.3 acres, offering 2.9 lakh sq ft of saleable area with estimated revenue potential of ₹1,700 crore.

The development will comprise luxury residential apartments, with early broker materials indicating 3 BHK, 4 BHK, and 5 BHK configurations along with 20 high-street retail units at ground level. The project is currently in pre-RERA phase, with formal regulatory filing expected before official launch.

Khar West is one of Mumbai's most sought-after residential micro-markets in the Western Suburbs. The redevelopment is strategically timed in a market where Khar West recorded 142 new sale transactions with a gross sales value of ₹773 crore in 2025, with average property rates at ₹56,663 per square foot as of Q4 2025.
