Ambit Capital prefers Aditya Birla Real Estate (ABREL) in the mid-cap space as real estate sector pre-sales numbers for most developers are expected to stay on track in FY27. The brokerage maintained ABREL as a top pick despite a strategic pause in project launches during the opening quarter of the fiscal year.
No Q1 Launches, Strong Pipeline Ahead
Top developers including ABREL did not launch projects in Q1FY27, which has increased expectations from these companies for the rest of FY27. The brokerage said it remains cautious of further launch delays, adding that the sectoral outlook remains healthy as older projects continue to accrue sales.
The Q1 pause reflects a broader strategic consolidation. A more selective and slower pace of business development over the past 1-1.5 years has led to a consolidation phase, with launch pipeline replenishment lagging robust sales velocity.
GDV Pipeline Drives Medium-Term Growth
Ambit Capital maintained ABREL as its top pick despite the developer's absence of launches, citing that the GDV pipeline of around ₹70,000 crore implies high growth in the real estate sector. This substantial project pipeline positions the company for acceleration once new launches resume.

With over 125 years of legacy, the Aditya Birla Group forayed into real estate in 2016 with ABREL, which is the holding company of Birla Estates Private Limited, a premium player in the residential and commercial real estate segment with a fast-expanding presence in key markets of MMR, NCR, Bengaluru, and Pune.
ABREL's robust scale-up has been reflected in pre-sales expansion of 61% CAGR to INR 81 billion during FY20-26, propelling it into the ranks of the top 10 developers. On a consolidated basis, ABREL sold 50.2 lakh sq ft in FY25 (FY24: 17 lakh sq ft), registering a robust 198% year-on-year growth, with pre-sales increasing to ₹8,087 crore (FY24: ₹3,985 crore).
Financial Discipline and Paper Business Exit
ABREL's strategic importance to the Aditya Birla group is supported by partnerships with reputed global investors such as Mitsubishi Estate Company Limited and International Finance Corporation, which enhance project credibility and funding flexibility.
The company executed a business transfer agreement with ITC Limited for the sale and transfer of its paper and pulp business for ₹3,498 crore, expected to be completed by end-Q1FY27, with proceeds to be utilised to pay off debt of approximately ₹2,000 crore.

The brokerage continues to prefer developers with a sizable commercial real estate presence or attractive pricing to limit downside risks. Ambit's selection of ABREL underscores confidence in the company's ability to execute on its substantial land bank and convert near-term development opportunities into pre-sales growth as FY27 progresses.
