Aditya Birla Real Estate's Q1 FY27 Loss Widens to ₹38.55 Crore as Revenue Rises 29.74% YoY; Real Estate Segment Assets Cross ₹14,138 Crore

Aditya Birla Real Estate Reports Widened Q1 Loss Amid Rising Operational Costs

Aditya Birla Real Estate Limited reported a loss of ₹38.55 crore in Q1 FY27, compared with ₹25.47 crore in Q1 FY26, while revenue rose 29.74% year-on-year to ₹188.85 crore. The loss widening came despite the company's improved top-line performance, reflecting the impact of higher expenses across finance and operations.

Cost Pressures Outpace Revenue Growth

Total expenses during the quarter stood at ₹287.34 crore, up 38.11% year-on-year, driven by a 3.66-times jump in finance costs and a 61.46% increase in other expenditure. The company's cost structure reflects the capital-intensive nature of its ongoing real estate projects and the challenges of managing debt in a rising interest rate environment.

Collections Surge While New Bookings Decline

Bookings during the quarter stood at ₹329 crore, down 22.13% year-on-year, while collections grew 31% to ₹713 crore. The divergence between bookings and collections reflects the company's focus on converting its existing order book rather than aggressive new sales. Net leasing income from commercial real estate assets grew 27% year-on-year to ₹34.8 crore.

Portfolio Expansion and Strategic Moves

The company announced that Birla Estates, its wholly-owned subsidiary, entered the Navi Mumbai market with a housing society redevelopment project in Vashi undertaken jointly with an affiliate of Priyanka Group, with total revenue potential of approximately ₹2,600 crore. ABREL's current portfolio includes projects with revenue potential of ₹73,900 crore across Mumbai metropolitan region, Pune, Bengaluru, and the National Capital Region.

Completed Pulp and Paper Divestment

Earlier this month, ABREL completed the sale and transfer of its pulp and paper undertaking, which operated under the name 'Century Pulp and Paper', to ITC through a slump sale for ₹3,498 crore, subject to adjustments. The company completed the pulp and paper transaction on August 1, 2026, and will recognise its accounting impact in the following quarter. This marks the conclusion of a strategic portfolio realignment that began with the company's name change in 2024 to focus exclusively on real estate.

Balance Sheet and Debt Position

The company's net debt as of June 2026 was ₹3,438 crore. The quarter reflects an important transition for the company as it moves toward a more focused real estate business following the discontinuation of its textile operations and the completed transfer of its pulp and paper business to ITC.

Real Estate Segment Performance

Real estate segment revenue increased to ₹171.99 crore in Q1 FY27 from ₹130.26 crore in Q1 FY26 and ₹67.44 crore in Q4 FY26. In Q1 FY27, real estate contributed around 91.5% of continuing-operation sales, with revenue of ₹171.99 crore, while the Others segment contributed ₹16.19 crore.
