Birla Estates is the real estate arm of Aditya Birla Real Estate, and its Navi Mumbai presence is newer than its Mumbai work. The company announced its entry into Navi Mumbai in August 2026 with the redevelopment of Shiv Sai Co-operative Housing Society in Vashi, undertaken jointly with an affiliate of the Navi Mumbai-based Priyanka Group. The site covers 3.06 acres, or about 12,382 square metres, and is planned for premium and luxury residences. The company puts the project's revenue potential at around ₹2,600 crore, and it marks Birla Estates' first redevelopment in Navi Mumbai.
Birla Estates' portfolio in the Navi Mumbai region is tracked under its Panvel listing, which sits within the same airport-linked corridor as Vashi. For buyers reading the Birla Estates story in Panvel, the Vashi redevelopment is the clearest public marker of how the company is approaching the region: an established residential location, existing communities, and large parcels that are difficult to assemble elsewhere.
The Vashi project follows Birla Estates' earlier redevelopment work in Khar, Mumbai, and extends its redevelopment activity across the Mumbai Metropolitan Region. Ananya Birla, Director of the Aditya Birla Group, has described the Navi Mumbai entry as a choice of markets with long-term potential, built with discipline, scale and a sense of responsibility toward existing residents. KT Jithendran, MD and CEO of Birla Estates, has framed the Shiv Sai project around transparency and trust with the society's members.
The company's planned residences are described as offering views of the sea, gardens and surrounding mangroves, and the project is expected to align with Birla Estates' broader sustainability commitments. For the company's wider scale, its FY2025-26 booking value was ₹8,136 crore, with NCR contributing the largest share, followed by Bengaluru and Mumbai.
Panvel has become one of the fastest-moving residential markets in the Mumbai Metropolitan Region. ANAROCK data cited by the Free Press Journal shows more than 6,400 acres transacted across the Panvel catchment over five years, and residential prices there rose 76 per cent between 2021 and the first half of 2026. Panvel's price index reached 176 in H1 2026 against 164 for Navi Mumbai, which indicates that Panvel appreciated faster than the wider Navi Mumbai market over the period.
Supply has grown alongside prices. Panvel's share of Navi Mumbai's residential supply rose from 28 per cent in 2021 to 46 per cent in 2024 before easing to 42 per cent in 2025, and 91 per cent of the area's residential inventory was under construction as of H1 2026. Homes priced between ₹50 lakh and ₹1 crore made up 47 per cent of launches in the period, which points to an end-user and first-time buyer base.
Panvel's social infrastructure has developed steadily. Lifeline Hospital, Gune Hospital and Hande Hospital are among the institutions in and around the town, and schools such as DAV, New Horizon and St. Joseph's High School serve families in the area. Orion Mall and K-Mall cover much of the everyday shopping need, while Seawoods Grand Central Mall is also within reach for residents.
